The area that can be covered with carpet, and in simple words, the area of the floor covered within the walls. This area doesn’t include wall thickness. This includes bedrooms, kitchen, bathrooms, living room, and balcony areas, which you are going to cover with carpet. The real estate developers or sellers in India have misused this term by giving false information to buyers about the carpet area. But after the Real Estate Act of 2016, it is necessary to discuss carpet area and sell flats based on the carpet area.

If you are wondering what is built up area, then let me simplify. Built up area means the total area of the flat, including the carpet area, wall thickness, and balconies within the flat. A built-up or built-up area doesn’t include any outside property area such as swimming pools, shared amenities like stairs, or any common areas like terraces. These are parts of the super built-up area.

Super built-up area is the total area of the property, including built-up area and common spaces and amenities.
In simpler words, facilities like a staircase, lift, banquet hall, gym, library or any other spot that has a roof on it are a part of the super built-up area. Even overhead water tanks and guard rooms are part of a super built-up area.
On the contrary, any open area such as the garden boundaries of the plot, compound walls, open-to-sky pool, play areas, and septic tanks are not a part of the super built-up area.
The loading factor is also known as the super built-up loading. It is the area that you are charged for, apart from the area you are using, like lifts, lobbies, corridors, and more. Builders add the percentage of your loading factor to your flat area, which buyers need to pay.
